House #43: First Contract

The Tear-Down House has been listed for a couple months, and we’ve dropped the price a couple times (we couldn’t determine exactly where the value should fall, so we started pretty high, and slowly came down from there). Certainly, the time of year has contributed to the fact that we weren’t able to get a contract, despite some great feedback on the house. It seemed like every potential buyer either decided not to buy anything, or picked ours as their second choice. So, it was just a matter of time before we got a contract.

We’ve had some good traffic the past week, so we were confident we’d get some offers. Yesterday, we received a very good offer that we were able to negotiate up to full price, with us paying some of the closing costs. We are now officially under contract and the buyer will be doing his inspections this weekend. He really wants to close before the end of the year, so if things go well, this one should be sold at the end of the month.

I’ll have more to say once we get through the inspection period…
