House #4: Some Details

I’ll likely be closing on The Yellow Stain House in the next 10 days, so I wanted to take some time to post pictures and some additional details on the house.

First, here are some BEFORE pictures

As you’ll notice, this house is in great shape cosmetically. In fact, if it were for a couple major issues, I could probably turn around and sell this house for a good bit more than I’m going pay, without doing any additional work. But, given that I’ll have to do some major repairs (foundation, plumbing) anyway, I’ve decided that I’ll actually bring in a GC to do a bunch more work, so that I can hopefully optimize my profits on the back-end.

For the most part, the Scope of Work on this project is as follows:

  • Repair the Foundation
  • Replace All Plumbing Throughout House
  • Finish Half the Basement w/Bedroom & Bathroom
  • Replace Flooring Throughout House
  • Update Kitchen and Baths
  • Replace All Fixtures/Hardware
  • Knock Down Wall Between Kitchen/Dining Room
  • Add Pony Wall & Countertop Between Kitchen/Dining Room

The full Scope of Work can be found here…I haven’t yet settled on exactly what I’ll be doing in the basement, as I’m waiting for a couple contractors to come back with estimates. Hopefully in the next few days I’ll have my estimates, and I’ll be able to put together a detailed budget and schedule on this project.
