House #36: On To Finishes (Pics!)

First things first — for more pics, tips and videos of our rehab progress on all our houses, follow us on Facebook!

The The WI-1 House has come a LONG way over the past couple months. My wife and I are up in Milwaukee for a couple days and are amazed at the transformation. While there’s still a lot left to do, we can finally see the finish line, and I’m very happy with how things are shaping up.

This week, we got through most of the finish trim, most of the painting and the cabinet installation. Next week will be the hardwood flooring installation and the start of trim out. Here are some pictures of the progress:

That is one FLAT backyard…not in Georgia anymore… 🙂

    Luis –

Absolutely right…I noticed that the first time I was looking at houses up there. That yard slopes off a bit just past the picture, but most yards up there are level and large, which is nice…

Hey J, very cool flip you have going here, as well as all the others you’ve done. Brandon at Bigger Pockets gave you a nice plug yesterday so I figured I’d come on over. Have you found that your market is heating up a bit or has it stayed flat in the past few months?

    Hey Mike –

Things here in the Atlanta suburbs have been crazy the past few months. We have a Facebook conversation going on about how in the past few weeks, I’ve seen more cash offers on rehabbed properties from large investment funds than in the past four years combined. A property we just listed for another investor got 4 cash offers in two days and another one we listed last week got 3 cash offers in three days (along with lots of FHA and conventional offers as well). Just crazy…

    J,

I like the look of the columns in the pic of the dining/kitchen area. Im guessing this was all custom work from your carpenter, I’m going to ask mine if we could do something creative like that on our next project. It really adds an old timey feel. Thanks for the inspiration.

Real estate has been a tough business. Thanks Great Post. I’ll share this too. I like the color combination of this house. 🙂
