House #31: 2nd Contract

Wow, I didn’t even have time to post about the fact that the first contract on The Puzzle House fell through, and now I’m posting about our second contract…

First things first — the original buyer seemed very gung-ho on the house, set up her inspection immediately, had her inspection (which went great) and then backed out, telling her agent that she “wanted a bigger yard.” While the agent said she thought the buyer just got cold feet, I have a feeling that the buyer was probably on the fence with the property from the beginning, and the agent talked her into making an offer (we offered the agent a nice bonus, and I think it motivated her to pressure the buyer a bit too much).

Anyway, long story short, the buyer backed out and we put the property back on the market Monday afternoon. Monday evening we had a showing and the buyer was interested. We received an offer on Tuesday, negotiated it and the house is now under contract again. This is another full-price contract and the buyer is excited to close quickly, which is always a good sign. I imagine there will now be another inspection, and we’ll go from there…
