House #20: Week 1 Update

We closed on the purchase of The Lake House last week, and rehab is well underway…

In the first few days, we had our termite company come in and treat for any active termite infestation, did a lot of exterior repairs of rotted and termite-destroyed wood and then painted the entire exterior of the property. So, from the outside, the house looks brand new.

On the interior, the demo has been completed, the walls have been prepped for paint, as have the cabinets (we’re painting the cabinets in this one). Starting Monday, we’ll paint, hang the new light fixtures and install the new plumbing fixtures. Towards the end of the week, we’ll install the new carpet/vinyl flooring on the second level (we’re keeping the tile and parquet on the first level), have the HVAC system tested and maintained, have some parts of the parquet floors repaired, install the appliances and get the garage doors repaired.

So far, there are no major surprises, so we’re still on our budget of about $12,500

We’re hoping to finish rehab in the next week or so, and then get this house on the market before the weekend of the 18th. I don’t expect much traffic over the Christmas holiday, but it will still be nice to have this one completed and ready for the new year.

    Benjamin Moore paint is more expensive than Home Depot, but they have some great whites for cabinets.

    I’ve used White Dove on cabinets and it’s a beautiful transformation. It looks great with white, black, or gray countertops.

    Mayonnaise is another great choice and is the color of vanilla ice cream. It looks good in all lighting and looks awesome with stainless appliances.

    My painters use all Sherwin Williams paint, so we just pick out of that swatch book…

    For this one, my wife decided on a dark brown for the cabinets…I agree that I prefer white (or some shade of white), but when it comes to colors, my wife is the expert… 🙂

    Tell her to check out Behr’s Espresso Bean. I’ve used it on a bath vanity and it looked great.
