House #19: First Offer

We received our first offer on The Flood House this morning…

The house has been on the market for about two weeks, and given that it’s holiday time and the weather is tremendously cold, I’ve been surprised that we’ve gotten any traffic through the house before Christmas. We’ve had a few showings up until today, with more scheduled for this weekend — so hopefully we’ll have multiple offers before the weekend is over.

The feedback we’ve been getting is great…the biggest concern from most buyers is that the house is relatively small, so any family with more than one child would likely be looking for something bigger. This is actually perfect — with The Lake House getting ready to be put on the market, we’ll be able to refer these buyers to that house instead, as it’s less than a mile away and quite a bit bigger.

Anyway, we’re countering on the offer we received, and hopefully within the next couple days, we’ll have a full-fledged contract, at which point I’ll discuss more of the details.

    I have an off topic question for you. How do you find most of your houses? Do you search the mls, buy from a wholesaler, use a realtor? Thanks in advance.

    Hey Adam,

    My wife has her real estate license, so we have access to the MLS. We mostly purchase REOs right off the MLS.

    I’m not against working with wholesalers, but I’ve yet to find one who could bring me a decent deal…
