J. From the looks of the pics, how did this house get this far? It doesn’t seem like an “ugly” house at all. How come this was not picked up by a retail buyer?

Mat -

The house is missing most of its appliances, so it won’t qualify for an FHA buyer, which is most of the first-time homebuyers in the area. I could probably throw in a stove and fridge (which would qualify it for FHA) and sell it for a $10K profit if we really wanted to, but I’d rather turn it into a nice home that’s in really good shape…

WOW I cant believe you can buy houses like that for that price! That house would easily go for over 100K here in upstate NY! So is this pretty much a lipstick house?

Yup, this one is pretty much all cosmetic — paint, carpet/vinyl, new light fixtures, new plumbing fixtures, and maybe new cabinets and countertops.

even better shape then the other one . you are right about adding to the house making it the best you can because it sells quicker and you feel better about offering a produce you done your best for and its show others your high standards . so are they any left to buy in that area? and if you change the countertops what are you looking at ? you are doing great keep it up
