Were the hardwoods under that (prior) lovely carpet or is that a new addition as well?

Those hardwoods are new. It put us over budget on this one (well, maybe it was the landscaping that put us over budget), but ultimately it was a great decision. And Carol’s decision to go with a darker stain for the wood was perfect…

If this house is on market more then 2 weeks, I’ll be shocked. Simply wow.

Please tell your wife her staging inspires sets the bar for the rest of us.

This is why the govt should not hinder quality flippers. You took a neighborhood eyesore and polished it into a gem.

Jason – My wife agrees with you that this house should sell quickly. I, on the other hand, think this one is going to be a bit tougher to sell, as it’s a bit higher price point than any of our previous houses ($175K) and is in a neighborhood that has a LOT of other houses for sale (though that could work in our favor). I think if we can get buyers to actually look at it, we’ll be good…but it may be tougher to find interested buyers in this price range.

Anyway, the goal is to get it sold in the next week, before the tax credit expires. If we don’t do that, it may take a LONG time…

I have to agree with Carol, I think the activity this week might surprise you.

If you don’t mind me asking who are you using for your deck work? I need to reconstruct a front wood porch in the house I am working in now and could use a good recommendation.

This is one of my favorite projects y’all have done. You and your team has done a excellent job with this house. From the exterior to the interior, its great. The only thing I would of had was bigger fridge to fill that spot more. Other than that this project turned out really good.

im a newbie but i plan on being a BIG PLAYER in the flippin game, my comment / question,how do u estimate the timeframe u put on the construction part of the flip ? and u hit it NASTY! the interior is perfect, im new but i see no problems moving this GEM!!!!!
