House #7: Wholesale Marketing

As I mentioned previously, before pursuing any other exit strategy, I want to try to wholesale The Roach Duplex (note: the seller actually had someone come in and completely clean the interior of this property, so it’s actually not a “roach duplex” any longer)…

To wholesale, I need to do a lot of marketing. I started by creating a flier. I next linked that flier to my website. And then I placed ads on every major real estate website I could think of, including Craigslist, Backpage.com, RehabAHouse.com, StevesHotList.com, and others. Then I sent email to each of the buyer’s that signed up for my Buyer’s List. Lastly, my wife made 20 signs that my brother has started placing around the city.

Not sure if I’ll get any response to this first wave of marketing, but I figure it’s a start, and I’m curious to see what happens…

I have two ideas for you to help you build your buyer’s list. Let me know if you need help, as I’m getting ready to implement these ideas as well.

Have you considered doing a search on the MLS to see who the cash buyers have been in the surrounding area of your property? You can even determine which ones were cash vs. conventional loans. Then you can cross check the closed sales (from the past 3-6 months) with the county records and see who the buyers are and their contact info. At least you know that those people are interested in your area!
