The Skyline House

As we’ve been spending much of the past couple months getting ready for the baby, it’s been a while since we’ve purchased a house. But, after putting in several offers at the end of last week, it appears we have our thirteenth house under contract…

The house is about 10 years old, in pretty good condition, and is very large compared to a lot of the houses we rehab. It’s a split level that officially has 4 bedrooms and 2.5 bathrooms, but by the time we’re done with it, it will be a 5 bedroom, 2.5 bath with a big bonus room.

This house will also test the upper limits of what we typically sell our rehabs for — to maintain our average profit on this house, we’ll likely need to be able to sell it for somewhere between $130-140K. While certainly not impossible in this market and this location, it will be a new challenge for us, as most of our recent houses have been focused on the ultra-low-end buyers in the $90-100K range.

We’ve called this one The Skyline House, as the view from the second-story deck is overlooking the Atlanta city skyline in the (far) distance. Not sure that will be a major selling point, but it certainly won’t hurt.
